— Emerald Grove’s green is getting set to expand.

Cecelia’s Golf Course, on Emerald Grove Road off Highway 14, could grow from a nine-hole course to 18 holes with an upscale residential “golf community” around the edge.

Tracy and Son Farms, Inc. and the Wellnitz Farm Trust have applied to the town of Bradford for zoning changes and a conditional use permit that would allow Cecelia’s to expand into 145 acres of farm fields, Clerk Sandra Clarke said.

The town will hold a public hearing on the applications at 6:30 p.m. Monday at the Bradford Town Hall, 2136 South Carvers Rock Road, near the intersection of Carvers Rock Road and Bradford Town Hall Road. The hearing will take place during a joint meeting of the planning and zoning committee and the town board.

Afterwards, the planning and zoning committee could take action on whether to recommend approval of the changes and permit to the town board.

The board could take action on the applications at its meeting Wednesday or table the issue until later.

The town received the applications Dec. 28, Clarke said.

-- Tracy and Sons applied for a rezone from prime agriculture to rural residential for part of the subdivision.

-- The Wellnitz Farm Trust applied for the same rezone as well as a conditional use permit to allow golfing on agricultural property.

Cecelia’s is currently a public course on 80 acres. The project would upgrade and expand the course, owner Mike Kerig said, adding amenities and improving aesthetics to make Cecelia’s a “championship” course.

Kerig, who has owned Cecelia’s for 11 of the 21 years it’s been in existence, plans to sell 52 residential lots. None would be smaller than one acre, he said.

The subdivision would create very nice homes in a condensed area, which is an attractive design to county and state land use planners, Kerig said.

“We have a plan that is fantastic,” Kerig said. “It’s a great golf course with really, really fantastic homes around it.”
